Elmwood is the only part of historic Winnipeg east of the Red River, and it grew on its own terms. Winnipeg Stucco Works repairs stucco throughout the neighbourhood.
Two Halves, Two Eras
The Louise Bridge opened in 1881 and that is what started Elmwood. Before it, this was the Louise Bridge District or Kildonan Village. The name came later, taken from Elmwood Cemetery rather than the other way around.
Industry followed the bridge: meat packing, furniture, a box factory. Housing followed the industry. The western half around Glenelm went up in the early 1900s and includes European terrace-style multi-family buildings, some since converted.
The eastern half is a different neighbourhood in practice. East Elmwood filled in through the 1950s, much of it on land the closed industries left behind. Those are post-war single-family houses on a street grid laid over a former industrial footprint.
For exterior work that distinction matters. A 1910 wall and a 1955 wall are not built the same way and do not fail the same way.
The River and the Base of the Wall
Sitting on the east bank of the Red affects how long ground around a foundation stays saturated through spring and after heavy rain.
The consequence shows up low. Damp ground against exposed foundation, snow piled against a wall through winter, splash-back off wet soil: that band takes far more punishment than the wall above it. In Elmwood we look at grade and drainage as a matter of course, because it explains most of what fails first here.
Higher up the wall the story is ordinary Winnipeg: clay that moves seasonally, freeze-thaw working open whatever cracks exist.
Layers of Previous Repair
Houses that have stood for a century have usually been repaired more than once, and rarely with the same material each time.
Opening a crack on an older Elmwood house frequently reveals two or three previous attempts, some compatible with the original stucco and some not. This is why we sound a wall before quoting instead of pricing the visible damage. A patch over old patchwork that has already debonded is a repair with a short future.
