Stucco Repair in West Kildonan
Post-war bungalows built through a deliberate residential expansion, now at the age where original stucco and parging both need attention.
West Kildonan is bungalow country, and its bungalows are now old enough that their original exteriors are failing. Winnipeg Stucco Works repairs stucco throughout the area.
A Neighbourhood That Chose to Stay Residential
West Kildonan has a longer history than its housing suggests. This is where the Selkirk Settlement began in 1812, the first permanent European agricultural settlement west of the Great Lakes, and where the Battle of Seven Oaks was fought in 1816. Seven Oaks House, built between 1851 and 1853, still stands as the oldest surviving residence in Manitoba.
The housing, though, is mostly post-war. West Kildonan incorporated as a municipality in 1876, became a town in 1921 and a city in 1961, and it made a deliberate choice about what kind of place it would be: by 1961 only about five percent of its three square miles was zoned industrial. It grew as a residential suburb on purpose.
Garden City, the planned expansion west of the CPR tracks and north of Leila, went up through the 1950s and 1960s and is the clearest expression of that. Templeton School, built in 1958 at the northern edge, is documented as brick-and-stucco construction, which tells you what was being built in the area at the time.
Why the Work Arrives All at Once
Housing built in a concentrated period ages in a concentrated period.
A neighbourhood of bungalows built between 1950 and 1968 hits sixty-plus years across a single decade. The original stucco has been through the same number of freeze-thaw cycles on every street. The exposed foundations have taken the same sixty winters of snow piled against them.
This is why we often quote several houses on one street in a season. It is not a coincidence, and it is not a sales pitch. It is what happens when a suburb is built quickly and well and then reaches the end of a service life together.
The Two Jobs That Usually Come Together
On a post-war bungalow the two things most often due at the same time are the stucco itself and the parging on the exposed foundation. The parging usually goes first, since the base of the wall takes the snow load and the splash-back.
We quote them separately so you can stage the work, but doing both in one visit costs less than two mobilizations.
Common calls here: stucco repair, parging repair, and stucco painting where the wall is sound but tired.

Stucco Questions in West Kildonan
Do you cover Garden City?
Yes. Garden City was the planned suburban expansion west of the CPR tracks and north of Leila, built through the 1950s and 1960s, and it is a large part of our work in this part of the city.
Why do so many houses here have the same problems?
Because they were built at the same time, to similar specifications, by the same trades. When a neighbourhood goes up across two decades, its exteriors reach the end of their service life across two decades as well. Neighbours comparing notes on the same cracking is normal here.
Is the parging on my foundation part of the same job?
It can be. On post-war bungalows the exposed foundation and the stucco above it are often both due at once, and doing them together is more efficient than two separate visits. We will quote them as separate line items so you can decide.
How far north do you go?
Through West Kildonan and up past Templeton, including the streets around Seven Oaks and Kildonan Park.
