Why Transcona Homes Crack

The Grand Trunk Pacific and National Transcontinental Railway picked this site in 1908 and bought eight hundred acres of flat land east of Winnipeg for their repair shops, which opened in January 1913. The town incorporated in 1912 with about 1,600 people. The housing followed the work.

That flat land is the reason for the cracking. Transcona’s most famous building failure is a soil failure: the grain elevator that went over in 1913 when the load exceeded what the clay beneath it could carry. Under the first metre and a half of softer ground sits stiff blue clay, and that elevator is still taught as a case study in soil mechanics. The same clay is under the houses.

Clay of that kind takes on water and gives it back with the seasons, and the ground moves as it does. A house moves with the ground. Stucco is rigid, so it cracks: window and door corners first, then along the base of the wall.

What That Means for a Repair Here

Post-war stucco in the original townsite has been through six decades of that cycle, so we rarely find a single isolated crack. What we usually find is a pattern, and often a section where the coat has let go of the substrate behind it and sounds hollow when tapped.

That is why we sound the wall before quoting rather than pricing the cracks we can see. Patching the visible damage on a wall that has debonded more widely is a repair that fails in a season, and quoting it that way would just be cheaper on paper.

Newer Transcona (Canterbury Park, Mission Gardens, the 2000s subdivisions east of the townsite) is a different job. Those walls are young enough that we are usually looking at isolated damage or a finish that needs recoating rather than structural cracking.
