Built in Fifteen Years
In 1940, St. James had about 13,000 residents. By 1955 it had 24,130. That near-doubling is the whole story of the neighbourhood’s housing.
The Lount Company’s Silver Heights subdivision was the flagship, 650 homes on treed crescent streets, and one of the most ambitious developments of its era in the city. Birchwood followed in the same period, and Westwood, Crestview and St. Charles came in the 1960s. Bungalows dominate the late 1940s and 1950s streets, with bi-levels and side-splits appearing later.
Deer Lodge is older. The streetcar reached it in 1903 and Assiniboine Park opened in 1904, and the eastern part of St. James was substantially built out by 1920. Those houses are a generation ahead of the rest.
St. James became a city in its own right in 1956 with 26,870 people, absorbed Brooklands in 1967, and was the largest and most prosperous of the Greater Winnipeg municipalities when Unicity dissolved it in 1972.
What Subdivision Housing Means for a Quote
When several hundred houses go up as one project, they share construction. Same framing, same sheathing, same lath, same stucco specification, applied by the same crews in the same years.
That is genuinely useful. On a Silver Heights house we usually have a reasonable idea what is behind the wall before we open it, which makes a quote more accurate and fewer surprises turn up mid-job.
It also means failures repeat. A detail that was standard practice in 1952 and has not aged well shows up on the whole street, not on one house.
Deer Lodge is the exception, and we treat it as one. Pre-1920 construction has more variation and needs assessing on its own terms.

Silver Heights was built as a single 650-home subdivision by the Lount Company in the 1940s and 1950s, so the houses share construction and specification. That works in your favour, because we generally know what is behind the stucco before opening the wall, which makes quoting more accurate.
Are the older Deer Lodge houses different?
Yes. Deer Lodge was developed earlier, largely built out by 1920 after the streetcar reached it in 1903. Those houses predate the post-war bungalows by a generation and often have different construction behind the stucco, so we assess rather than assume.
Does being near the airport matter for exterior work?
Not for the stucco itself. Airport proximity affects some other trades more than ours.
