Foundations and the Splash Zone
The exposed band of foundation between grade and siding lives in the harshest few feet of the building. Snow is shovelled against it and stays for months. Rain splashes grit and water off the ground onto it. It sits exactly where the wall meets soil that freezes and thaws repeatedly.
Concrete and block absorb water. Frozen water expands inside the material and takes the surface with it, which is the crumbling and flaking most people notice first. Once the surface breaks, absorption increases and the process speeds up.
Older Winnipeg foundations, particularly rubble stone and early block, show this soonest. They have been through more cycles and their surfaces were never smooth to begin with.
Chimneys Are a Harder Problem
A chimney stack is exposed on four sides with no shelter from anything. It heats and cools faster than the rest of the house, it takes wind-driven rain directly, and the section above the roof line has nothing protecting its top edge but whatever cap is on it.
Parging a chimney is therefore about shedding water, not merely covering brick. The coat has to be detailed so water runs off rather than sitting on horizontal surfaces or collecting at the transition into the roof.
One thing we will not do is parge over failed mortar joints. Open joints in a stack are a masonry repair, and coating them traps water inside the chimney where it does more damage than it was doing on the surface. If that is what we find, we will say so plainly.
Other Exposed Concrete
Piers, exposed steps, low retaining faces and grade beams all take similar abuse and all benefit from a properly bonded coat. The principles do not change: remove what is loose, prepare and bond the surface, build adequate thickness, and finish the edges so water leaves rather than collects.

Why do chimneys need different treatment than foundations?
Exposure. A chimney is hit from every side, sits above the roof with no shelter, and goes through a wider temperature swing than any other masonry on the house. It also stays wet longer after rain because nothing shields it. Parging on a chimney has to be detailed to shed water, not just cover the brick.
What causes the crumbling at the base of my foundation?
Usually spalling from water and freeze-thaw. Concrete and block absorb water, and when that water freezes it expands and breaks the surface layer away. At the base of a wall, snow piled against it and splash-back off the ground keep it wetter than anywhere else.
Can you parge a chimney that is missing mortar?
Not as a fix for the mortar. Missing or failed mortar joints need repointing first, which is masonry work. Parging over open joints hides them and traps water inside the stack. We will tell you if that is what we are looking at.
Is this the same as the parging on my foundation?
